College Township Votes to Move Forward in Rezoning Hilltop Mobile Home Park

By Stef Davis

STATE COLLEGE, Pa

A room full of Hilltop Mobile Home Park supporters at the College Township meeting Thursday night--most disheartened by the township's decision to move forward with rezoning the park to allow for student housing.

Matt Rooke, Hilltop resident, says, “We are obviously disappointed. We thought we had a strong case why right off the bat. It should stay a mobile home park. But i understand the reasoning they want to give it a fair process, a fair hearing.”

This was the first time the public hearing from the potential student housing developer--Trinitas. They outlined their plans for the park if the rezoning occurs.

Travis Vencel, Trinitas, says, “We would anticipate townhome, duplex structures. Somewhere between 275-300 units. That’s 10-12 units per acre.”

Trinitas says they have not yet purchased the property, but the park's owner has already evicted the 80 families that were living there. About 20 still remain. The park's owner not present at the meeting Thursday night. The College Township council says while it is fair to move the process forward, they are empathetic to the resident's fight

David Fryer, College Township council chair, says, “I feel very bad. This is very disheartening and its unfortunate that this has to happen.”

Now this is just the very first step of the rezoning process. There are eight to 10 steps to go, any of which can be stopped at any time. The entire rezoning process can take anywhere from six to nine months.
